A Guide to Buying and Leasing Retail Properties and Spaces: Part 1

When looking for retail space to open or expand your business, you’ll probably run across property flyers and online listings that include terminology that is unfamiliar to you or that you’re not sure how it applies to buying and leasing retail properties and space. For example, white box. We all know what a "white box" is, if we’re talking about wrapping a gift, but what does that mean with regards to leasing a store? Here are some of the questions we hear most often from new clients:

  • What is a "white box" retail space?
    "White box", also known as "Vanilla Box", refers to the condition the retail space will be in when the landlord hands you the keys. This condition varies from landlord to landlord, but generally "white box" means the space will have heating and air conditioning, standard electrical outlets, a restroom, drop ceiling with ceiling tiles, and the walls will have white paint.
     
  • What is a "build-to-suit" lease?
    A build-to-suit lease refers to a piece of property on which the landlord will build a new building to the tenant's specifications and lease that property to the tenant. Build-to-suit leases may be available for a vacant land property, pad site or even where there is an existing building.
     
  • What is a "pad site"?
    A "pad site" is a land lot in close proximity to a commercial building or development. Retail pad sites are usually within a shopping center development or adjacent to a neighborhood center. Retail pad sites often provide a location with high visibility to passing traffic.
